Step #1: Get Your Finances Straight – Before you start the process, it’s important to get a pre-approval from a bank or lender. A pre-approval is a lender’s opportunity to look at your finances to be sure you qualify to buy a home.
Step #2: Browse for Homes – There are many ways to browse for homes these days. Our favorite way is by visiting: HomesbyKelli.com. You’ll find up-to-date listings for the area and be able to save and share your searches.
Step #3: Schedule Showings – It’s time to see the homes you like. If you’re out of town, don’t worry! With FaceTime, Skype, and WhatsApp, I do virtual tours every day. Reach out to me and I’ll get a showing scheduled asap, in person or by video, for a time that works for you.
Step #4: Make an Offer – Now for the fun part! Once you’ve decided on a home, it’s time to put your best foot forward. I will help you craft an appealing offer to the seller so that you get the home you want.
Step #5: Go Under Contract – Once I have helped you negotiate the best deal on a home and the sellers accept, you’ll be under contract. Signatures from all buyers and sellers are required to change the status from Active to Under Contract. During this time, no other offers can be accepted to override yours.
Step #6: Due Diligence Period – Also known as the inspection period, this time is a chance for you to do your research on the property. The Home Inspector will search the home for any construction issues. The lender will order an appraisal. The Appraiser will check the property’s contract price and make sure you are getting the home for a fair price. The Attorney will conduct a title search to confirm the home is clear to sell to a new owner. I have connections with the best professionals in the area to help you with these things.
Step #7: Close and Celebrate!! – Time to order that dining room table you’ve been eying for a month! Once all the inspections have passed and the financing is ready, you’ll close on the home. You can sign the documents at the attorney’s office in Jacksonville. Also, you can mail the documents in from anywhere in the world. Now you can make the house your own home.
